Prague’s Most Expensive Flat Now Comes at a Big Discount

In the market for a new apartment? This 4+1 in Žižkov can be yours for a mere 85 million CZK – 40 million less than in 2012

Where is Prague’s most expensive apartment?

This 7+1 on Pařížská street, which comes with a price tag of 122 million CZK, would have to be hard to beat in today’s market. 

But in 2012, Czech Forbes compiled a list of the 20 most expensive flats in Prague, and their number one apartment, at a whopping 125 million CZK, was a luxurious penthouse suite in Žižkov.

Four years later, however, Penthouse Jeseniova is still in search of an owner. And according to Blesk, the price tag has come all the way down to 85 million CZK.

The Žižkov penthouse comes in at a mere 4+1 (four rooms and a kitchen) on the website of broker Svoboda & Williams, but the living space measures up to 500 m2. Add in 700 m2 of rooftop gardens and terraces, and the location comes in at just shy of 1200 square meters overall.

In total, the apartment takes up the entire rooftop terrace of two separate buildings.

What does that 85 million CZK get you?

The art deco Žižkov apartment comes with an open kitchen and living room, as well as two bedrooms, two bathrooms, a billiard room, a gym, an “airy lounge”, an indoor swimming pool, a private elevator, and four parking spaces in an underground garage.

The rooftop terrace even comes with an outdoor fireplace and gazebo.

Thanks to glass walls on all sides of the penthouse, residents get beautiful views of Prague from every location.

While 85 million CZK is a lot in Prague, that’s nothing compared to New York City’s priciest locale. This four-floor Central Park penthouse is going for $250 million, or 6.15 billion crowns.
