The Petr I Hotel, situated in Karlovy Vary (Carlsbad) is a significant historic building, intricately linked with the spa tradition of this renowned Czech town. It's the oldest building in Karlovy Vary. The hotel is named after the Russian Tsar Peter the Great, who visited Karlovy Vary in 1711 and played a pivotal role in popularising the town as a European spa destination. This unique complex, nestled in the very heart of Karlovy Vary, directly opposite the famous stone colonnade and its healing springs, is a marvellous blend of history and modern architecture. The complex comprises two buildings, connected by an elegant glass courtyard featuring a lift and galleries with semi-transparent glass floors. The space impresses not only with its aesthetics but also with its functionality.
The old building is a significant historical monument and a fine example of Baroque urban architecture. Its architectural value has been meticulously preserved thanks to a reconstruction carried out under the strict supervision of the Ministry of Culture of the Czech Republic and in accordance with the requirements of the Czech National Heritage Authority.
The new building within the complex is designed with modern needs in mind. It features separate freight and passenger lifts, ensuring easy access and smooth logistics. The building also boasts an entrance from the parallel street and a secure service driveway, providing high levels of comfort and flexibility in use.
The restaurant of this complex offers two spacious dining rooms and two galleries with a total capacity of up to 150 seats. The restaurant's ballroom boasts a transparent glass roof with stained glass windows, giving the space a unique atmosphere and experience. The premises are currently leased for a restaurant and two commercial premises.

The casino, a part of the hotel, was designed to reflect the prestigious nature of the hotel, with a focus on elegance and comfort. Guests could expect high levels of service and an exclusive atmosphere. Thanks to its central location in Karlovy Vary, the casino was easily accessible for both hotel guests and visitors to the town. Its proximity to major spa attractions added to the casino’s allure.
The site also includes an undeveloped land plot, with an already approved project and construction permit for a building of approximately 800 m². This space offers an excellent opportunity for further development or expansion of the area.
