Say ‘Ahoj!’ to a family-oriented housing development in an up-and-coming Prague district

Modřany is one of Prague’s hottest areas for new housing developments. The district’s growing connectivity with the city center and burgeoning reputation as a social hub has helped usher in a new generation of homeowners, including many young families. 

Czech real estate developer PSN – on the market since 1991 and responsible for prestigious projects like Prague’s famous Dancing House – is bringing a new colorful residential development to the neighborhood. Named Ahoj, Vanguard, the project will deliver modern living spaces suitable for individual homeowners as well as families of all sizes, while also providing excellent investment opportunities benefiting from Modřany’s status as a popular up-and-coming location.

With a design that puts daylight, color, and greenery center stage, Ahoj, Vanguard forms part of a cluster of developments by PSN in Modřany that provide exciting amenities for residents along with a real sense of community and togetherness.

The right place for families

Ahoj, Vanguard caters to all types of prospective homeowners. The project includes an outdoor children’s playground, a lot of greenery, and a shared rooftop terrace, while also benefiting from nearby bike paths, according to Jan Pála, project manager for Ahoj, Vanguard. 

In keeping with this emphasis on creating family-friendly spaces, the development’s design is marked by playful colors. Meanwhile, a noise-absorbing green outdoor wall for a submerged five-level parking facility makes a serene, peaceful environment one of Ahoj, Vanguard’s chief attractions.

With 94 apartments spread across seven floors, each and every flat includes sliding French windows, while PSN has created attractive outdoor spaces in the form of balconies, terraces and front gardens. These elements combine to fill homes at Ahoj, Vanguard with natural daylight and a sense of airy spaciousness.

There are still a few 3+kk apartments left, which are an ideal choice for families with children or for those who want to start a family. 

Amenities for residents will also make the development a perfect place for families to thrive and grow. Copious green areas form a major part of the project, both in communal spaces for relaxation and socializing and in private front gardens on the first floor, which, thanks to an architectural design that places the first floor on the third level above ground, benefit from more daylight and less noise.

Ahoj, Vanguard will also feature parking spaces in front of the building. Ample space for parking will be complemented by charging points for electric cars, simplifying day-to-day life for residents.

The benefits of community

Ahoj, Vanguard isn’t PSN’s only development in the trendy Modřany district. The company is also bringing luxury lofts to the market with its Vanguard Loft building, a conversion of an impressive former industrial property into stunning luxury lofts delivering a “brutalist romance” aesthetic style.

Residents at the Ahoj, Vanguard development will benefit from the amenities on offer at the Vanguard Loft building, including luxury features for an improved quality of life.

“There will be a connection with the Vanguard Loft building, which is right next to the Ahoj building,” explains Pála. “Specifically, this will include the sharing of services for the communities living at Ahoj, who will be able to use wellness facilities and a swimming pool. This will provide opportunities for spending evenings together and meeting new neighbors.”

Located in a former fallout shelter, shared amenities will also include a spa with Finnish sauna and steam bath, whirlpools next to the swimming pool, showers, a relaxation room, massage couches and more.

Dynamic Modřany

Formerly a separate settlement, Modřany is fast becoming one of Prague’s most appealing residential areas as the city expands. Small 1930s villas and industrial buildings have been converted by developers into attractive properties, while new developments such as Ahoj, Vanguard lend a distinctly modern vibe to the district.

Unsurprisingly, given its former status as a separate town, Modřany is today one of Prague’s greenest neighborhoods. Surrounded by wooded parks, the Belárie forest, the historic “Archbishop’s Vineyard” and plenty of clean air, Ahoj, Vanguard residents will benefit from a non-urban style of living.

They will also enjoy plentiful outdoor opportunities at Modřany, including a golf course, tennis and badminton courts, and the Modřany Bikeway, a popular bike path leading to the Modřany Lagoons. The district is also rich in culture, with multiple theaters and cinemas as well as great restaurants and pubs.

According to Pála, Modřany “has enormous potential as a pleasant, dynamically developing part of the Czech capital. Residents can enjoy the lazily flowing Vltava, a golf course with a view of the Vyšehrad fortress, a popular bike path, and everything in between. It’s a quiet place with good transport access to the city center, while lots of sports opportunities are on offer close to the Vltava.”
