Say ‘Ahoj!’ to a family-oriented housing development in an up-and-coming Prague district

Modřany is one of Prague’s hottest areas for new housing developments. The district’s growing connectivity with the city center is combined with a burgeoning reputation both as a social hotspot in its own right, and as a part of the Czech capital that affords a more family-oriented pace of life.

Czech real estate developer PSN, on the market since 1991 and responsible for prestigious properties including Prague’s famous Dancing House, is now bringing a colorful residential development to Modřany. “Ahoj, Vanguard will also include a children’s club,” he adds. “Situated inside the building, the playground will truly deliver quality family living. While providing lots of fun for kids, it will also serve as a place where parents and their children can make new friends.”

In keeping with this emphasis on creating family-friendly spaces, the development’s design is marked out by playful colors. Meanwhile, a noise-absorbing green outdoor wall for a submerged parking facility makes a serene, peaceful environment one of Ahoj, Vanguard’s chief attractions.

Dynamic Modřany

Formerly a separate settlement, Modřany is fast becoming one of Prague’s most appealing residential areas as the city expands. Small 1930s villas and industrial buildings have been converted by developers into attractive properties, while new developments such as Ahoj, Vanguard lend a distinctly modern vibe to the district.

Unsurprisingly, given its former status as a separate town, Modřany is today one of Prague’s greenest neighborhoods. Surrounded by wooded parks, the Belárie forest, the historic “Archbishop’s Vineyard” and plenty of clean air, Ahoj, Vanguard residents will benefit from a non-urban style of living.

They will also enjoy plentiful outdoor opportunities at Modřany, including a golf course, tennis and badminton courts, and the Modřany Bikeway, a popular bike path leading to the Modřany Lagoons. According to Pála, Modřany “has enormous potential as a pleasant, dynamically developing part of the Czech capital. It’s a quiet place with good transport access to the city center, while lots of sports opportunities are on offer close to the Vltava.”
