The project’s interiors, designed by the award-winning FormaFatal studio, reflect the same attention to detail. From energy-efficient construction to modern cooling systems, every aspect has been considered with sustainability and comfort in mind.

“At JRD, we prioritize sustainability through innovative building practices, integrating natural materials and designing for both comfort and harmony with the environment,” says Hofmeister. 

For example, Bella Vista features a ceiling cooling system, which enhances energy efficiency while ensuring a comfortable indoor climate – a key aspect of our commitment to sustainable living.” 

A practical oasis

For those who value a balance of nature and urban convenience, Troja ticks all the boxes. The area is well-connected to Prague’s cultural and business hubs via public transit and major highways. Families, in particular, benefit from the cluster of international schools and newly developed playgrounds and green spaces, making Troja a haven for both locals and expats.

Outdoor enthusiasts can explore the nearby Drahaň and Čimice valleys, as well as the Troja slalom channel for kayaking and rafting. For something more serene, the Botanical Garden’s Fata Morgana greenhouse provides a tropical escape year-round.
